A little about me

Who I Am

A map of the United States showing places relevant to Patrick Malinowski. Where he was born, where he grew up, where he went to college, and where he lives now.

Born in Lansing, MI. Grew up in northern VA. Went to school in Blacksburg, VA, Cincinnati is home!

I’m a 36-year-old guy that was born in Lansing, MI and grew up in Northern Virginia. I went to undergrad at Virginia Tech (Go Hokies!) and have been living in Cincinnati since 2012. Crazy to think I’ve already been here that long, but Cincinnati has more than grown on me over the years – it’s become my home. I’ve got two rambunctious Siberian huskies: Riley (11 years old) and Brock (3 years old) – they’re the best and worst dogs I could ever ask for, and I wouldn’t have it any other way.

My interests and hobbies vary widely and include reading sci-fi and fantasy, audiobooks (especially LitRPGs – any Dungeon Crawler Carl or Wandering Inn fans out there?!), going to the gym (recovering OrangeTheory enthusiast), craft beer and bourbon lover, board games, DIY projects, learning and practicing Japanese (Duolingo for the win!), traveling to new and exciting places, and all things real estate. Between all of that, my professional career as an aerospace engineer, and a Realtor at Coldwell Banker, I’ve always got something to do! Some things I wish I was better at include cooking, car maintenance, and landscaping. I can’t seem to keep any outdoor plants, including grass, alive and I’m all-in on precooked meals (gotta love those weekly deliveries of Factor boxes).

My Intent for this Blog

I’m starting this blog to give my real estate clients, past and future, insights into me, local market trends, and what sets me apart from other agents. Secondarily, I’ll be posting content related to my hobbies and interests because who really wants to read boring posts of how to prep your house for listing and what to ask a contractor before you hire them all the time?! I am by no means a social media or marketing expert – in fact, quite the opposite, as many of my friends and family will attest to. However, I promise to keep my posts interesting, honest, and authentically me while hopefully providing some value or at minimum, entertainment, for anyone who reads.

Why Real Estate?

I get this question a lot from people who think I’m moonlighting as an agent when they know I work fulltime as an engineer. Did I have some sort of mid-life crisis where I realized I hated my day job and needed to try something new? Am I buried in student loan debt and thus started a side hustle just to make ends meet? Maybe my home life is that terrible that I’d do anything to stay out of my own house . . . the answer to all of these is no. I became an agent because I genuinely love the real estate business and the satisfaction I get when helping people navigate the home buying and selling process. I’m addicted to the thrills of lead chasing, the excitement I see in my clients’ eyes when they step into what’s meant to be their new home, and the gut-wrenching anticipation as we wait to see if our offer gets accepted. The ups and downs, the negotiations, and most of all – the people. Meeting new people, getting to know them and their families, and figuring out how to best help them achieve their real estate goals is a big part of why I enjoy being an agent. I am an engineer, surrounded by nerds all day long. Real estate gives me the opportunity to be more social and use skills that I don’t get to exercise while designing jet engines.

What Sets Me Apart?

There’s a few characteristics I think give me a unique leg up on the competition.

My technical background and engineering experience lead me to rely more on data to solve problems.

From comparable home sales, price per square footage, or how much more a 3-car garage should go for vs. a 2-car garage in a given neighborhood, I gather and analyze data from multiple sources to get you accurate and reliable conclusions that you can use to make important decisions. And I have fun doing it!

I surround myself with smarter people than me.

I’ve built a trustworthy and worldclass team of lenders, title agencies, home inspectors, contractors, and other Realtors that are available to tackle any issue facing me and my clients. Need a guy to replace your baseboards? I’ve got someone for that. Need a real estate attorney to get an easement in place? I know someone for that too. Between my sphere and that of Coldwell Banker Realty, there’s nothing we can’t overcome in the pursuit of your real estate goals.

It’s not about the details . . . until it is.

Remember that time you bought a house thinking the nice newish LG washer and dryer were going to be left by the seller only for you to get to your walkthrough and realize the sellers took their washer and dryer with them? I don’t because I’m extremely detail oriented and made sure the washer and dryer staying was written in the contract. Real estate transactions go sideways fast due to details being missed. It’s my job to make sure that doesn’t happen.

The real estate industry is changing and I’m helping to lead the charge.

With new sites like Homeshake.com promising no middlemen and less fees, consumer distrust in Realtors being at an all-time high after the NAR lawsuits, and the uneasy outlook on the housing market for the next several years due to tariffs and economic uncertainty, there’s a little bit of chaos in the real estate industry right now. I’m adapting and using new technologies to provide transparency, clear communication, and more value for my clients throughout the homebuying and selling process. Artificial intelligence apps such as Huzi.ai and their AI agents, RealScouts with their streamlined data-driven home search platform, and custom standard work that guides you through things like what you should be looking for in a lender, are just a few examples of how I’m evolving beyond your typical real estate agent.
